Why you need a Buyer Consultation

Has anyone taken the time to sit down with you and explain the home buying process?

You have your pre-approval - now what?  Do you know what to expect?  What comes next? 

Most people start their search online, then once they have found a couple of homes that interest them they will go to a few open houses.  What happens if you like one of those homes?  Can that agent represent you, or are they working for the seller?  How does that agent get paid?  What if you don't like that agent, but you did like an agent from a different open house - can you use that agent?  
These are common questions, and I'm sure you have many more, especially if this is your first home purchase.

  • What are the closing costs?  
  • Do I qualify for the First Time Homebuyers grant?
  • How do the property taxes work if I move into the home in September?
  • How do I use the RRSP's towards my downpayment?
  • How much is a home inspector?  What exactly do they do?  Are they licensed?
  • Is it true in a multiple offer situation the seller will ask for more money than your original offer?  Is it a bidding war?  How does it work?
  • What subjects should I include in my offer?
  • How is the deposit different than the down payment?
  • What if I want to buy a home from a developer?  Can their agent on site help me?
  • How do I make an offer?  
  • How do I know how much to offer?  

These are just a few of the many questions home buyers will have.  Even if you've purchased a home in the past.  Rules have changed.  Taxes have changed.
